I-195 Redevelopment District Commission, Providence, RI

Transforming former highway land into Providence’s newest neighborhood

With relocation of the I-195 overpass, 20 contiguous parcels of land were made available for development. This offered an unprecedented opportunity to develop a cohesive, new neighborhood close to downtown Providence, several growing universities, and the Providence Harbor. The I-195 Redevelopment District Commission engaged Goody Clancy to create and translate a development framework into a highly accessible “developer toolkit” to guide transformation of the district, now branded as “the LINK,” into a vibrant, new urban neighborhood.

The framework and toolkit includes:

  • Parcel-by-parcel redevelopment scenarios
  • An accessible summary of approvals processes, including zoning, permitting, and approval timelines
  • Description of the districtwide development framework, including design guidelines, stormwater standards, and transportation, parking and open space considerations
